For landlords
Letting and managing your property
Our Full Property Management fee is typically a percentage of the monthly rent, agreed upfront with no hidden charges. The exact rate depends on the property type, location and level of service required — request a free valuation and we'll provide a clear, written quote.
Most well-presented, correctly priced properties are let within two to three weeks of going live. Once we have your instruction, we can usually have professional photography and a listing live within 48 hours.
Yes. Every applicant is fully referenced, including employment and income checks, previous landlord references, credit checks and right to rent verification, before any tenancy agreement is signed.
At a minimum you'll need a valid Gas Safety Certificate (if applicable), an EPC rated E or above, and an Electrical Installation Condition Report (EICR). Our compliance service can arrange all of these on your behalf.
For tenants
Renting through A3 Group of Properties
You'll typically need proof of ID, proof of address, proof of income (such as recent payslips), and details of your current or previous landlord for referencing purposes.
Under the Tenant Fees Act, deposits are capped at five weeks' rent for annual rents under £50,000. Your deposit is protected in a government-approved scheme within 30 days of receipt.
If your property is under our Full Property Management service, you can report any maintenance issue directly to our team, and we'll arrange a trusted contractor to resolve it. If your landlord manages the property directly, we'll provide their contact details when you move in.
